Project scope
What is the main goal for this project?

Our firm, MiddleHouse, is a start up focused on creating housing solutions in Toronto.

The project will involve using our existing pro forma and expanding it's functionality to include analysis for different condo and rental strategies.

This will involve:

  • Extensive knowledge of Excel.
  • Using mathematical and statistical tools to analyze private and public data.
  • Evaluating metrics associated with the risk level of our company such as interest rate volatility, correlations for returns, cash flows and input constraints such as construction and land costs.
  • Building a financial risk model including sensitivity analysis to determine the reliability of the model’s findings.
  • Creating a report to present the results and recommendations from various forms of analysis to be presented to the project manager.
What tasks will learners need to complete to achieve the project goal?

By the end of the project, students should complete the following list of activities:

  • Use mathematical and statistical tools to analyze data sets.
  • Evaluate metrics associated with the risk level of our company.
  • Build a financial risk model with sensitivity analysis.
  • Creating a report with the analysis results and recommendations.

Final deliverables should include

  • A report including all results and recommendations from the data analysis.
  • A 30-minute presentation.
How will you support learners in completing the project?

Students will connect directly with us for mentorship throughout the project. We will be able to provide answers to questions such as:

  • Are there any extra or industry-specific metrics that should be a focus during analysis?
  • What types of securities do we hold?
  • Input on choices, problems or anything else the students might encounter.

Having had mentors, we are a strong believer in the benefit of this partnership, to help the next generation.

About the company

Toronto has a real housing crisis, in terms of lack of homes and affordability. Currently the real estate industry, due largely to zoning restrictions, was limited to urban sprawl or high density options. Thankfully, the city has responded and now there is a real opportunity to create an alternative in the form of the missing middle. Realizing these challenges but also an opportunity to lead the change, we created MiddleHouse to create fourplexes and ADUs, so people at all ages can live in low-rise, but higher density options in quiet neighbourhoods.. At MiddleHouse, we have a passion for cities, the environment, vibrant walkable neighbourhoods and projects that respect both neighbours and the street.
