3d modeling project documentation building information modeling mechanical electrical and plumbing (mep) systems architectural drawingThe main goal for the project is to create a fabrication level 3D model of the project using knowledge and principles of feasible fabrication processes, durable design, and best practices in the use of large format timber for residential, public, commercial, or industrial projects.
This will involve several different steps for the learners, including:
- Adapting technical construction plans, fabrication data, and production sequencing for the specific project.
- Completing a fabrication accurate 3D BIM model of the structure including connections, screws, and integrated penetrations for other trades.
- Coordinating structural and architectural drawings, as well as possible MEP 3D models supplied by the design team.
By the end of the project, learners should complete the following tasks:
- Adapted technical construction plans, fabrication data, and production sequencing for the specific project.
- Completed a fabrication accurate 3D BIM model of the structure including connections, screws, and integrated penetrations for other trades.
- Coordinated structural and architectural drawings, as well as possible MEP 3D models supplied by the design team.
Final deliverables should include:
- A fabrication level 3D model of the project.
- Documentation of the adaptation of technical construction plans and fabrication data.
In addition to the supports offered by Spearhead onsite, students will have access to blended delivery training modules (as determined by assessment of prior competence), including:

The Spearhead manufacturing facility is located on the west arm of Kootenay Lake in the Southern Interior of British Columbia. The 40,000 sq.ft. facility houses full-service millwork and timberframe shops featuring CNC manufacturing and timber milling equipment along with design and administration offices.
Spearhead has the unique ability to supply a wide range of building components from structural timber and steel, to panelized wall and roof assemblies, millwork and finish materials. Spearhead collaborates with industry-leading professionals including designers, architects and engineers as well as a host of other consultants across North America with whom they share passion for and dedication to their work. Spearhead also maintains key relationships with many specialized fabricators and unique suppliers to provide the wide variety of products required for its projects.
All projects are developed using BIM software to achieve fabrication-level digital models which interface directly with CNC machinery. This information is shared with project partners to review connections and coordinate site-built and prefabricated components.
Wherever possible, structural and architectural components are designed, engineered, and pre-manufactured parallel with site construction, allowing for just-in-time delivery and compressed construction schedules. Keeping the production process in a controlled environment at our facility greatly enhances quality, enables cost control and promotes manufacturing efficiency.
